Commercial Asbestos Abatement for Irving Remodels

Typical cost in Irving

  • Survey of an office, shop or restaurant suite$2,000 – $5,000+
  • Removal in one suite, about 1,000–1,500 sq ft$6,000 – $16,000+

We provide the asbestos survey and the abatement for Irving offices, shops, restaurants and other commercial spaces being remodeled. The city asks for the survey with your permit application, so it comes first.

Work is planned around your lease, your contractor's start date and whoever is still working in the building. We also serve commercial spaces in Farmers Branch and Euless.

Commercial jobs

Office suites

A new tenant can mean new walls, ceilings and floors. We survey the suite and the neighboring areas the work could disturb, then clear whatever is positive before the build-out starts.

Shops and restaurants

Old floor tile, ceiling tile and wall finishes may sit behind a storefront. A food business also sends kitchen and equipment plans to the city, and the survey fits into that same submittal.

Additions to an existing building

The city's checklist for new buildings and additions lists an asbestos survey for additions only. The remodel handout adds that square footage added to a building counts as an addition.

What the city asks for

Irving's Commercial Alteration / Finish-Out Submittal Requirements say a survey is required in the area where construction will take place, citing Texas state law. A first-time finish-out of a new shell building is the lone exception.

Plans must include at least a demolition or existing plan plus a proposed plan, and applications go through the city's online permit portal. Inspections is at 825 W Irving Blvd, 972-721-2371.

The state side

One more state rule applies to commercial and public buildings. A city that asks for a permit to renovate or demolish one may not grant it without survey evidence or a certification from a Texas architect or engineer. Whether a certification is accepted is the city's call, according to DSHS, so confirm with Inspections before relying on one.

Frequently asked questions

Does my Irving remodel need an asbestos survey?

If it is a commercial alteration or finish-out, yes. The handout requires one for the construction area, unless it is a first-time finish-out of a new shell building.

My building is only five years old. Do I still need one?

The handout carves out nothing for newer buildings beyond a first-time finish-out of a new shell. Ask Inspections how it applies to yours.

What does commercial abatement cost?

The survey results set the price, along with the area, access, whether tenants are inside, containment and disposal.

Commercial surveys use the sampling steps laid out in Asbestos testing and surveys. For Irving residential work and the rest of our services, begin at the Irving Asbestos Removal homepage.
