Scope of work
A visit to the wet areas, nine small samples taken with a mist of water at each spot, a lab report with the results marked on a plan, and a note for the restoration company on which surfaces to leave closed until the positive ceiling is cleared. Drying, cutting out wet board and the repairs belong to the restoration company.
Project overview
In this example, a pipe in the hall wall of a 1960s house in Irving bursts during a hard freeze and soaks the wall and part of the ceiling. The restoration company wants to cut out the wet drywall. The owners ask for tests first, because cutting is the moment dust gets loose.
Nine samples go to the lab. The wall board and joint compound are clear, but the ceiling texture in the hall is positive. The restoration company is told to leave the ceiling alone until a crew has cleared the texture, and that removal is priced as its own job.
The goal
The goal is a short list of what the wet-wall repair can cut right away and what has to be cleared first.
Process
- Visit The wet wall, ceiling and closet corner marked; nine spots sampled, each misted first.
- Results A written report with the positive ceiling marked on a plan.
- Before cutting The restoration company told which surfaces to leave closed.
- Then The positive ceiling texture cleared first, then the wet board cut out and dried.
Planning right
- Test before the restoration crew cuts. Cutting wet board is the moment dust gets loose.
- Sample the ceiling as well as the wall. Here the wall was clear and the ceiling was not.
- Give the restoration company the report before it brings in fans and a dumpster.
- Keep the hall closed and its air register taped until the ceiling texture is cleared.
